Building Process

GETTING STARTED

Building a new home is and should be one of life's most exciting experiences. We at Bell Construction strive to be the company who will deliver that for you. When considering building a home, you must always remember that this will be one of the biggest personal investments for a family. That's why we walk you through each stage of the process upfront, ensuring you know what to expect at each step. We believe the more you know, the more you'll enjoy this process and the happier you'll be with the end result.

First we'll set up a preliminary meeting with you to discuss your future home. This appointment can be set up via a simple phone call or email to our office. This meeting gives us a chance to connect with you on a personal level. We will discuss any ideas and/or questions you may have regarding your new home. This meeting gives you a chance to ask questions about options and the building process. Other topics often addressed at this initial meeting are your location preferences, financial situation, current housing situation, timeframe, and the style and size of the home you'd like to build. If you already have a home plan (floorplan) in mind, great! If not, we have a design team here to help you and many of our own pre-designed floorplans to choose from.

We then meet with you again to nail down more specifics, including development of a preliminary floor plan, preliminary specifications and pricing, and the home site. Next, we work with you to finalize your floor plan, develop detailed specifications, and firm up pricing. When your final plans, specifications, and price are complete, you will receive a personalized package that you will find helpful throughout the building process and beyond. The notebook contains meeting agendas and the schedule for selecting your home's components such as flooring, paint colors,hardware etc. It also includes home warranty information, blueprints, a contract copy, specifications, and forms that may be used as we go through construction.

THE PRE-CONSTRUCTION PROCESS

Once the plans, specs, and cost is finalized, and the contract is signed, we will then be ready to begin the house. We then will offer our selection schedule from the pre-determined specs agreed on. Unlike most builders, we give the buyer many options to choose from, so long as it's within the budget. We also use many allowances in our pricing for items such as cabinets, lighting, plumbing fixtures, hardware, flooring, appliances, landscaping, and exterior materials. We feel this is the only way to get a true custom house, built directly for you, the buyer, giving you a home that reflects your wants and needs, and also your lifestyle.

THE CONSTRUCTION PROCESS

This step begins when we actually start building your new home. This is the part of building your new house that you and your family will really enjoy. We invite you to be part of this process hand-in-hand with us, the builder. Unlike other builders, we enjoy seeing the owner involved in the building and meeting them on-site. Here at Bell, we have four mandatory owner/builder meetings on-site. This gives the owner and builder a chance to communicate directly about what goes on during the day-to-day operations.

The four meetings are as follows:
  • Foundation Layout - At this time, we will position the house on the lot according to your request and our professional recommendations. We will take into consideration curb-appeal, functionality, and community standards.
  • Mechanical/Framing Walk-through - This walk-through will consist of compiling a punchlist of framing issues and electrical layout. At this time, we will be addressing the electrical/lighting placement for your new home. We will also begin discussing cabinet layout and design.
  • Interior Trim - At this time we will discuss the different options for the interior trim of the house. We will also go over flooring, paint selections per room, and finalize any cabinet details that may exist.
  • Final Punch List - This is when the house is 100% complete and all local ordiances are satisfied. We will compile a punch list for us to have completed before owner occupancy. This usually takes about a week for us to complete and have the house perfect for move in. We consider this final walk-thru the owner orientation. We discuss all working mechanicals, owner responsibilties, and warranty information.

POST-CONSTRUCTION COMMITMENT

Once construction is done, we conduct a new home orientation. We will do a walkthrough with you to demonstrate your new home's features and confirm that it meets your expectations and approval. You will also receive a form for an 11 month review. At 11 months we ask that you call our office or fill out a warranty request online and we will set up a walk-thru with us. At your convenience he will tour your home with you and address any concerns that remain. We also provide one drywall repair within the first year after you move in-the timing is up to you but is often scheduled at the 11-month walk-thru. We also offer extended warranty options that can be discussed at anytime of the construction process.
